Clearbell lets 6,200 sq ft at Birmingham office

Clearbell Property Partners III LP (Clearbell), a fund managed by Clearbell Capital LLP, today announces it has let 6,200 sq ft at its Birmingham office asset, Edmund House, on a 10-year lease.

Clearbell has agreed the lease with Nacro, a social justice charity, for 6,200 sq ft on the fifth floor. The letting is the third that Clearbell has agreed at Edmund House since February 2021, after the agreement of a five-year lease with Sir Robert McAlpine and two ten-year leases with People Plus and First Intuition in October. The asset now has 15,000 sq ft of vacant space across two floors.

Edmund House comprises 78,000 sq ft in total and has been refurbished in recent years to achieve high sustainability ratings, including WiredScore Gold. This includes EV charging points in the basement car park and sensor-activated lighting to reduce energy consumption. The building also boasts a coffee shop, bike storage and showers which are all available for use for tenants.

The office is well-located in the heart of Birmingham’s office core. It has excellent commuter transport links, close Birmingham New Street station and within easy reach of the M6.
