Clearbell secures tenants for Sports & Leisure complex in Derby
Clearbell Property Partners II LP (Clearbell), a fund managed by Clearbell Capital LLP, announces the completion of refurbishment and lease re-gears on 111,000 sq. ft at Derwent Parade in Derby, which has been rebranded as Pride Leisure.
Pride Leisure is a sports and leisure complex close to Derby city centre and comprises a large building accommodating multiple sports and leisure tenants.
Clearbell acquired the asset in August 2015 as part of the Amber mixed-use portfolio, which now comprises 14 assets, with the intention to refurbish and improve the external appearance of the existing building.
The building has since undergone extensive improvement works on the façade of the building, which includes a new entrance, new paving and signage.
Existing tenants DW Sports, DW Fitness, Powerleague and Oxygen Freejumping have now signed up to new 15-year leases.
The site is located at the heart of Derby’s sport and leisure park, in close proximity to Derby Country’s Pride Park stadium and Derby Arena.
Adam James, Senior Asset Manager at Clearbell Capital, commented:
“This project demonstrates the importance and continued popularity of regional sports and leisure destinations for residents, especially in cities like Derby.
“We hope the refurbishments will encourage more visitors to the site, with customers increasingly favouring experiential leisure activities, such as those offered by Powerleague and Oxygen Freejumping.”
Maber Architects advised on the refurbishment.
Steve Basran, director at Maber Architects, said:
“We are delighted to see this scheme come to fruition. It has been much anticipated and will have a positive impact on customer experience. The design looks sharp and crisp and we are confident the revamp will encourage more visitors to enjoy and engage with the exciting sport and leisure activities on offer.”
