Clearbell UK Strategic Trust (CST or Clearbell), advised by Clearbell Capital, has completed the letting of a 40,325 sq ft industrial unit at Millennium Business Park in Mansfield to Stagecoach, the UK’s largest bus and coach operator.

Stagecoach has agreed a new five-year lease, having taken occupation in June 2026.

Stagecoach will use the space as a bus depot, providing operational capacity while the company redevelops its existing facility on Sutton Road. The relocation will enable Stagecoach to maintain its services during the works, which form part of the operator’s plans to modernise its Mansfield operations and support the transition of its local fleet from diesel to electric vehicles.

The standalone property combines sizable warehouse accommodation with ancillary offices, two service yards and dedicated car parking. The combination of substantial internal space and secure external yard areas makes the property well suited to depot operations, providing room for vehicle storage alongside day-to-day maintenance and cleaning activities, as well as office accommodation and parking for employees.

Located to the north of Mansfield town centre on the A612 Chesterfield Road North, Millennium Business Park is an established industrial and employment location with strong regional connectivity. Junctions 28 and 29 of the M1 are around six miles away, while the nearby Mansfield and Ashfield Regeneration Route provides access to the A38 and A617.

The letting reflects continued occupier demand for well-located and functional industrial properties that can accommodate businesses’ operational requirements without the need for significant alterations.
