Clearbell lets 6,300 sq ft at Edmund House, Birmingham

Clearbell Property Partners III LP (Clearbell), a fund managed by Clearbell Capital LLP, today announces it has let 6,300 sq ft at Edmund House, Birmingham, on a 10-year lease with a 5-year break.

Clearbell has agreed the lease with Gleeson, a recruitment consultant and existing tenant, to take the whole of the 6th floor to compliment their existing offices on the 8th and 9th floors. This follows another lease to Nacro last month for 6,200 sq ft on a 10-year lease on the 5th floor. This comes in addition to three further leases agreed since February 2021, including a 5-year lease with Sir Robert McAlpine and two 10-year leases with People Plus and First Intuition in October.

Edmund House comprises 78,000 sq ft in total and has been refurbished in recent years to achieve high sustainability ratings, including WiredScore Gold. This includes EV charging points in the basement car park and sensor-activated lighting to reduce energy consumption. The building also boasts a coffee shop, bike storage and showers which are all available for use for tenants.

The office is well-located in the heart of Birmingham’s office core. It has excellent commuter transport links, close Birmingham New Street station and within easy reach of the M6.
