Clearbell achieves 4 new lettings at Brownlow Yard.
Clearbell Capital LLP (Clearbell), on behalf of one of its clients, has successfully secured 4 new lettings at Brownlow Yard, an 18,876 sq ft office building in Bloomsbury, London.
Clearbell recently oversaw a comprehensive refurbishment and extension of the building, centred around a courtyard, turning it into a high-spec office space and significantly increasing rents since its acquisition.
The ground, second, third and fourth floors have been let to a diverse range of tenants, including planning and development consultants, sports managers, creative directors and music publishers – all with lease lengths of 5 to 15 years. The first floor of 4,194 sq ft is now the only floor remaining.
With a repositioned courtyard, shower and changing room facilities, bike racks, a high-quality specification and brand-new M&E throughout, the scheme received an EPC B rating upon completion.
The flexible floor plates offer 3,123 sq ft to 4,534 sq ft. The second and third floors were delivered to a Cat A+ (fully fitted) specification, providing meetings rooms, workstations, breakout rooms, a lounge area and kitchen.
