Clearbell sells 125,000 sq ft Huddersfield warehouse for £6.75m
Clearbell Property Partners III LP (Clearbell), a fund managed by Clearbell Capital LLP, today announces the sale of a 125,000 sq ft warehouse in Huddersfield for £6.75m.
The asset is conveniently located on the M62 corridor, within easy reach of both Manchester and Leeds. It has been acquired by owner-occupier DG Asset Management, an interior goods company, which plans to move in when the current tenant vacates.
Clearbell continues to hold another 155,000 sq ft warehouse asset on the same site, which is let to retailer Mamas & Papas. The fund acquired both buildings in 2017 as part of its Taurus portfolio, which is made up of high-yielding, secondary distribution assets in markets displaying robust occupational demand and supply.
Dominic Moore, Head of Asset Management and ESG Director at Clearbell Capital, said:
“The demand for well-located industrial and logistics assets remains high, and the growing need for prime space shows no sign of abating. In a supply-constrained market, owner-occupiers have been snapping up space to provide them with long-term and cost-effective solutions.”
