The UK logistics/industrial sector fell in value by 27% (UK MSCI Monthly) between June 2022 and March 2023. This correction presented an opportunity to invest in income producing assets, with embedded rental growth, at below replacement cost.

In May 2023, the platform acquired a UK wide six strong industrial and logistics seed portfolio, with subsequent sites purchased in Wolverhampton and West Byfleet in individual transactions. Since January 2025, Clearbell, along with Deva Capital, are expanding the portfolio through a series of acquisitions over the course of the subsequent 12 months.

All new acquisitions offer asset management opportunities to grow the rents and improve the ESG credentials of the units and are likely to be of individual asset sizes below £10m as that space offers better value.
